Having worked in nearly every facet of environmental services, I understand the risks of operating and owning commercial and industrial property. I evaluate the utility of pollution policies for mitigating environmental and financial uncertainties my clients face during real estate transactions or when faced with environmental remediation of property. By working closely with carriers, I offer my clients the best combination of value, price and coverage.
Recently, our team secured difficult coverage for a client at a brownfield industrial site, which was the location of a historic battle during the War of 1812. This site contains large vacant industrial buildings and a number of historic and ongoing environmental concerns. After our client completes demolition and remaining clean-up obligations, they plan to use the property as a non-profit, historical preservation site. Their policy needed pollution coverage for conditions that might emerge during archeological investigations initiated after converting to a non-profit — coverage that we were able to secure.
